Hamilton House

The site is located in Joy Street in the Linen Conservation Area and shares a city block with two significant listed buildings. The design, crafted from red brick and stone with a feature barrel roof in copper finish, is inspired by the rhythm and elegance of the Georgian terraces which characterise the area. As a purpose-built 4-storey building, it provides fully fitted high spec Grade A lettable accommodation with a specific emphasis on energy performance and a design which meets the needs of modern office occupiers.

Maximisation of space allows each floor to be split into various separate lettable offices, while unobstructed internal spaces offer good vertical/horizontal circulation for best use of space which meets disabled access requirements. Features include raised access floors with carpet finish, lift to all levels, WC and shower facility on each floor, secure car parking/bicycle store, high efficiency direct/indirect zoned lighting and natural stone tiling in a dark wood panelled lobby.
